Charlotte’s Home Repair Specialists

Questions Answered Honestly

Everything you want to know about how we work, what we handle, where we serve, and what to expect — before you ever make the call.

Section 01

About Joyce|Cline

Joyce|Cline is a Charlotte home repair and maintenance company founded by two engineers — Carrington Dillon (structural engineer, ecommerce entrepreneur) and Joshua Lester (mechanical engineer, licensed builder). We built this company because homeowners in Charlotte’s established neighborhoods — Myers Park, Dilworth, Eastover, SouthPark and beyond — deserved better than the fragmented, unreliable contractor experience most people accept as the norm.

We do the work our team handles directly. We coordinate licensed specialists when the scope requires it. Everything runs under one roof, one point of contact, and arrives on one invoice. That is the one-call model — and it is the core of what makes us different.

Meet the full team →

Three things that matter:

1. The one-call model. We handle fixture-level repair work directly and coordinate licensed plumbers, electricians, and other specialists when the scope demands it. You make one call. You manage one team. You receive one invoice. No handoffs, no finger-pointing.

2. Repair-first philosophy. We diagnose before we recommend. If repair restores proper function at a fraction of replacement cost, we say so — even when replacement would mean a bigger job and a larger invoice for us. We advise as if it were our own home.

3. Engineering standards on every job. Our founders are engineers. That background shapes how we assess problems, select materials, and execute repairs. We understand how homes are built, how they fail, and how to fix them properly the first time so the same problem does not come back.

Simple in concept, rare in practice. You call once. We assess the full scope, perform the handyman-level and carpentry work our team handles directly, and coordinate licensed subcontractors for anything requiring a permit or licensed trade — plumbing, electrical, structural work.

Everything is managed by Joyce|Cline. One point of contact. One invoice at the end. You do not track down a plumber and a separate carpenter and then wonder who is responsible when something does not line up. We own the outcome.

Both, depending on scope — and we are transparent about which is which.

Our team of employed technicians handles the majority of work directly: handyman repairs, carpentry, fixture work, drywall, exterior repairs, flooring, tile, and more. For work requiring a licensed trade (plumbing, electrical) or a specialized contractor, we coordinate vetted licensed subcontractors through our network.

In both cases, Joyce | Cline is your single point of contact and the party responsible for the outcome. We do not drop you off with a subcontractor and disappear.

Before we recommend anything, we diagnose. That sounds obvious, but most of the industry does the opposite — when in doubt, replace, because replacement jobs are larger and more profitable.

We do not operate that way. If a repair can restore proper function and protect the home at a fraction of replacement cost, we tell you that clearly, along with the honest comparison. You decide with full information.

Practically, this means:

  • We investigate root causes, not just visible symptoms
  • We present repair-versus-replace cost comparisons when both options are viable
  • We select materials for longevity, not minimum cost
  • We fix things the way we would want them fixed in our own homes

Yes — and it is one of the primary reasons clients hire us. Multi-item visits are where we do our best work. Charlotte homeowners with older homes are used to managing multiple service appointments to cross off a list that could be handled in one well-planned visit.

Send your list in priority order and include photos. We will help you sequence the work so safety issues, active water intrusion, and function problems are addressed first. Most homeowners accomplish more in one Joyce | Cline visit than they would across two or three fragmented ones.

See our dedicated service page: Handyman Punch List Repairs

Yes. These are among our most common services in South Charlotte’s older homes. We handle:

  • Drywall and ceiling repairs — patches, cracks, texture matching, paint
  • Plaster patching and repair in older homes
  • Trim and molding repair and replacement
  • Paint touch-ups and full repaints where needed

If damage is caused by moisture, we focus on the source first. A cosmetic fix over an active leak will fail — and we will not do that to your home.

See our dedicated service pages: Drywall Repair and Plaster Repair

Yes. Wood rot repair is one of our most requested exterior services in Charlotte’s established neighborhoods. Charlotte’s climate is hard on wood — the combination of heat, humidity, and rainfall accelerates decay in older homes where original wood trim has not been properly maintained.

Our process: remove all compromised material, assess the substrate, replace with properly treated material, then prime, caulk, and paint. We also identify the moisture pathway so the repair does not repeat itself in two years.

We handle fascia, soffit, exterior window trim, corner boards, and select siding repairs.

See our dedicated service pages: Siding Repair and Exterior Wood Rot Repair

Yes. We repair deck boards, railings, steps, and framing — including safety issues that develop in older decks over time (loose ledger boards, unstable posts, deteriorating joist hangers). We also repair fences and gates: replacing hardware, correcting sag, reinforcing posts, and rebuilding sections where rot or impact has caused structural failure.

See our dedicated service pages: Deck Repair and Fence & Gate Repair

Yes. We fix doors that stick, drag, or do not latch — adjusting hinges, planing, correcting frame issues. We handle thresholds, striker plates, door sweeps, and weatherstripping to reduce drafts and stop water intrusion at the threshold.

For windows, we address function issues: hardware failure, broken locks, alignment problems, and balance issues that cause windows to fall open or closed. If a window is beyond repair, we can advise on replacement options and coordinate the installation.

See our dedicated service pages: Door Repair and Window Repair

Yes. We handle tile repairs and replacements, grout repairs, and re-caulking in kitchens, bathrooms, and laundry rooms. For flooring, we do LVP installation and repairs, localized subfloor repairs, and fixes where movement or moisture is causing separation or squeaking.

Smaller-scope work is handled directly by our team. Larger full-room installations can be coordinated through our network depending on scope.

See our dedicated service pages: Tile & Grout Repair and Flooring Repair

Yes — through our one-call model.

Handyman-level fixture work (faucet swaps, fixture replacements, ceiling fan installation, outlet cover replacements) is handled directly by our team.

Licensed trade work (drain line repairs, new circuits, panel work, gas lines, permitted projects) is coordinated through our licensed subcontractor network — with Joyce | Cline as your single point of contact and the party responsible for the outcome.

Yes. Myers Park and Eastover are among our most frequently serviced neighborhoods. We have deep familiarity with both — the construction eras, the common failure points in homes of that age, and the standard of care these properties deserve. We do not treat a 1930s Myers Park Tudor the same way we would treat a 2010 tract build.

Yes. All four are in our regular service rotation. Dilworth’s older craftsman and bungalow stock requires different material choices than SouthPark’s mid-century ranches or Foxcroft’s wooded mid-century estates. Cotswold is one of Charlotte’s most actively reinvested neighborhoods right now — we see strong demand there for staged project sequencing.

Yes. Carmel, Quail Hollow, Montibello, Olde Providence and Providence Plantation have significant deferred maintenance in the mature home stock — these are often our most multi-scope project calls. Ballantyne is a growing area for us.

Yes. Send your address and a short description with photos. If you are close to our core service area and the project is a solid fit, we will try to accommodate. If not, we will tell you quickly and clearly — we respect your time.

For Charlotte Realtors

Yes. We help homeowners and Realtors get homes market-ready with high-impact, targeted repairs — paint touch-ups, drywall patching, door and threshold fixes, exterior rot repair, caulk and seal improvements, deck and railing safety repairs, and full punch list completion.

Our goal is to protect your days on market and present the home well in listing photos and buyer showings. We do not pad scope — we prioritize the fixes that move the needle on buyer perception and inspection outcomes.

See our full Realtor Partnership Program

Yes. We complete Due Diligence Repair Addendum (DDRA) items and inspection punch list repairs with clear communication and on-schedule execution. Real estate transactions have hard deadlines — we understand that and we do not make you chase us for updates.

The fastest way to get a clear timeline: submit your list with photos and your closing date. We will tell you what is achievable and what to prioritize.

Often, yes. Timeline depends on scope, parts lead times, and schedule availability at the time of request. Submit your list with photos and your deadline as early as possible — the earlier we see it, the more flexibility we have to accommodate your timeline.

Yes. Many buyers want work completed before move-in, when the home is empty and access is straightforward. We handle punch lists, paint, fixture swaps, door and window repairs, safety upgrades, and more — so your buyer client moves in with fewer loose ends and a stronger association between the smooth closing and your name on it.

Section 05

Booking, Pricing & What to Expect

We charge by the hour for labor, plus a standard markup on materials to cover sales tax and pickup. Hourly pricing is the honest model for repair work — it means you pay for actual time and materials, not a padded flat bid designed to protect the contractor’s margin against surprises.

We give you clear time expectations before we start and communicate immediately if scope changes once we open up a work area. No surprises. No silence.

No, not for repair work. Repair jobs routinely have hidden conditions that only become visible once the area is opened up — rot behind a wall, corroded pipe fittings, previous repairs done wrong. A fixed-price quote forces the contractor to either pad the number significantly or cut corners to protect their margin.

Hourly pricing eliminates both problems. You pay for actual time and materials. If you need a budget ceiling, ask about a not-to-exceed approach for a first visit and we will work with you on a plan.

Yes. We have a 3-hour minimum to get on the schedule. Most homeowners fill that time easily — handle the primary issue and there is almost always a short list of additional items that have been waiting. A single well-planned visit often clears what would otherwise take weeks to schedule across multiple contractors.

We stop. We show you exactly what we found. We give you options with honest context — repair vs. replace, this visit vs. scheduled follow-up. We proceed only when you approve.

No surprise add-ons. No shortcuts taken to stay on budget. No work performed without your knowledge.

  1. Submit your project through our work request page.
  2. Include a description and upload photos — photos help us plan tools, materials, and realistic time.
  3. Stephanie will review and follow up to confirm scope and schedule.

You can also call or text us at (980) 500-9760.

It depends on scope and access. For most interior work, someone needs to let us in. Many exterior projects can be completed without you present. Long-term clients sometimes provide access on their own terms — that is built on the trust we establish early on.

Either way, we confirm the access plan before the appointment. No ambiguity on arrival day.

Sometimes. Schedule availability varies week to week. If you have a time-sensitive issue — an active leak, a door that will not secure, a safety concern — call or text us at (980) 500-9760 and share photos. We will tell you what is realistic immediately so you can make a decision without waiting.

Yes. Joyce | Cline is fully insured. We take professionalism and peace of mind seriously — for your home and for your family.

We stand behind our work. If something is not right after we leave, tell us and we will make it right. We are building long-term relationships with Charlotte homeowners — not running one-time transactions. A repeat client who refers us to a neighbor is worth more to us than any single job.

We are reasonable about cancellations. If you need to reschedule, let us know as early as possible so we can re-route the team and make room for another homeowner. We ask only that you extend us the same courtesy you would want.
