Home Repair in Myers Park | For the Homes John Nolen Built to Last a Century

Plaster walls. Old-growth hardwood. Solid brick. These homes weren’t built to be replaced — they were built to be maintained by people who understand what they are.

A Neighborhood Designed to Endure. The Homes Expect the Same.

In 1911, developer George Stephens commissioned landscape architect John Nolen — one of the founding figures of American urban planning and a leading voice of the City Beautiful movement — to design a residential neighborhood on the former Myers family farm south of uptown Charlotte. What Nolen produced was unusual for its time: curvilinear streets that followed the natural contours of the land, generous setbacks, and a planting plan deliberate enough that he could describe, decades in advance, the canopy that would eventually close over Queens Road West. That vision is now more than a century old. It held.

The homes that filled Nolen’s streets through the 1920s, 1930s, and into the 1940s were built to match the ambition of the neighborhood plan. Colonial Revival brick colonials. Tudor Revival half-timber cottages with steeply pitched roofs. Georgian symmetry behind mature boxwood hedges. Craftsman bungalows on the quieter streets of what became 28209. Old-growth heart pine floors that will never be milled again. Plaster over lath that holds texture no drywall patch can replicate. Solid wood windows with original divided lights that are worth the time and craft required to restore them correctly.

Joyce | Cline works in this neighborhood because we understand what it demands. Not contractors who assess a plaster wall and immediately price drywall. Not the company that quotes a full window replacement when glazing compound is the actual problem. This housing stock rewards craftsmen who know what they are looking at — and it shows when they don’t.

Myers Park · Est. 1911

“A home in Myers Park doesn’t need a contractor. It needs a craftsman who understands the difference between what’s visible and what’s actually wrong — and has the patience to find it.”

We’ve worked up and down Queens Road, Hermitage Road, and Roswell Avenue since 2021. One call handles every trade. One invoice when it’s done.

Gutter Repair & Replacement

The live oak canopy on Queens Road and Hermitage Road is magnificent. It is also relentless on gutter systems. We repair, re-slope, reseal, and replace — with a dedicated gutter specialist on staff.

PROTECT THE ROOFLINE

Myers Park · 28209

Deck Repair

Charlotte’s humidity and the deep shade cast by large canopy trees accelerates wood failure beneath the surface. We assess the full structure before we touch a single board.

RESTORE THE DECK

Myers Park · 28209

Exterior Wood Rot & Siding

Fascia rot, soffit separation, and porch column failure are predictable maintenance signatures on homes this age. We find the moisture source, replace only what failed, and prime for your painter.

STOP THE ROT

Myers Park · 28209

Drywall & Ceiling Repair

We match plaster profiles on historic interior walls. Texture-matched, seamless — not a drywall patch that will read differently under paint for the next twenty years.

ERASE THE EVIDENCE

Bathroom Refresh

Full gut-and-retile quotes are common. We restore fixtures, regrout, recaulk, and replace what actually needs replacing — the honest scope for most bathrooms, not the convenient one.

REFRESH WITHOUT REPLACING

Myers Park · 28209

Window Repair & Replacement

The original divided-light wood windows in a 1930s Myers Park home are irreplaceable. We reglaze, reputty, restore weatherstripping, and repair sash mechanisms before we ever quote a replacement.

SAVE THE WINDOWS

Myers Park · 28209

Door Repair & Replacement

A sticking door in a 1920s Myers Park home is almost never a hardware problem. It typically signals foundation settlement or seasonal wood movement — and treating it as hardware guarantees it comes back.

FIX THE ROOT CAUSE

Myers Park · 28209

Hardwood Floor Repair

Old-growth heart pine and red oak do not exist in the lumber supply anymore. We find the subfloor cause and preserve what is already under your feet — because it cannot be bought back.

REPAIR, DON'T REPLACE

Myers Park · 28209

Tile Repair & Grout Restoration

One cracked tile in a historic Myers Park bath can mask active water intrusion into original subfloor and framing. We find the substrate cause and correct both at once.

SEAL IT BEFORE IT SPREADS

The Housing Stock

Homes Built Differently. They Fail Differently When They’re Not Maintained Right.

Pre-war construction in Myers Park means materials that modern contractors frequently misread. Plaster over wood lath is not drywall, and treating it as such — cutting in a gypsum patch, mudding flat, repainting — produces a result that homeowners describe as looking wrong for the next decade. Matching the original sand or skip-trowel texture requires a craftsman who has studied the wall, not a laborer running a bucket of joint compound.

Old-growth heart pine — the primary flooring material in Myers Park homes built before the mid-1940s — is a different conversation from engineered hardwood or even modern solid oak. The wood is denser, more dimensionally stable, and impossible to source for matching. When a section fails, the correct sequence is: identify the moisture source or structural cause, address it at the subfloor level, then reinstate and refinish the original boards. Any other sequence produces a patch that will read differently under raking light within months.

The canopy along Queens Road West, Hermitage Road, and the side streets off Edgehill is one of the great landscape features of residential Charlotte. It is also one of the most demanding maintenance environments for the homes beneath it. Large live oaks shed acorns, limb debris, tannin-rich leaf matter year-round. Gutter systems under a mature Myers Park canopy require more frequent inspection than gutters in open neighborhoods. Fascia beneath oak overhangs holds moisture differently — and the rot we find here reflects that: a subtler initial failure that spreads further before it becomes visible at the surface.

Original wood windows with divided lights and wavy period glass are a signature of the finest homes in this neighborhood — and the window replacement industry has used their repair complexity to its advantage for decades. The actual failure mode in most original Myers Park windows is glazing compound along with weatherstripping that has dried past its useful life. Neither condition requires replacement. Both require a craftsman who knows what they are looking at.

Queens Road West Canopy

Among the most recognized residential streetscapes in the American South. The same trees that define the neighborhood apply constant pressure to every gutter, fascia, and drainage system beneath them.

Myers Park Traditional & Selwyn Elementary

Myers Park Traditional is Charlotte’s flagship magnet school — a destination that draws families to this corridor from across the city. Selwyn Elementary anchors the residential blocks along Selwyn Avenue. Both define the ownership profile: families who evaluated every option and chose this address deliberately.

Neighborhood Context

The Neighborhood We Work In Every Week

The landmarks, institutions, and landscape features that define Myers Park — and shape the maintenance demands of the homes around them.

The Canopy Corridor

Queens Road West

The planted median and live oak canopy along Queens Road West create one of the most recognized residential streetscapes in the American South. The same trees that define the neighborhood apply constant pressure to every gutter, fascia board, and drainage system within reach of their canopy. Homes along this corridor have a specific and predictable maintenance signature — and we know it well.

Est. 1927 | Ridgewood Ave

Wing Haven Garden & Bird Sanctuary

Edwin and Elizabeth Clarkson began cultivating their three-acre formal garden on Ridgewood Avenue in 1927 — now one of Charlotte’s most beloved historic properties and a public sanctuary. The homes surrounding Wing Haven share the same era and the same responsibilities: aging masonry, original wood details, and garden-facing elevations that take the full force of Charlotte’s humidity every season.

Founded 1857 | 1900 Selwyn Ave

Queens University of Charlotte

Founded by the Presbyterian Church and anchoring Selwyn Avenue for over 160 years. The residential blocks between the Queens campus and Freedom Park represent some of the most architecturally intact pre-war housing in 28209 — homes that have been thoughtfully maintained by owners who understand what they have.

The Architectural Standard · Founded 1910

Myers Park Country Club

Founded the year before John Nolen produced his neighborhood plan, Myers Park Country Club has been at the center of the neighborhood’s social and architectural identity from the beginning. The homes between the club and Queens Road represent the finest surviving Colonial Revival and Georgian residential architecture in Charlotte — homes where the standard for any repair work is simple: it must be invisible.

Institutional Anchors

Myers Park Presbyterian, Baptist & Methodist Churches

Myers Park Presbyterian on the corner of Queens Road and Providence Road anchors the neighborhood’s spiritual and architectural center alongside Myers Park Baptist and Methodist. The residential blocks surrounding all three campuses include some of the most consistently maintained homes in 28209 — households where the expectation is not just that repairs get done, but that they are done to the standard the home deserves.

98 Acres | Eastern Edge

Freedom Park & Little Sugar Creek Greenway

Homes backing to the greenway corridor experience a specific combination of drainage conditions — elevated moisture, root pressure near foundations, and accelerated exterior wood exposure — that requires exactly the diagnostic-first approach we apply to every project in this neighborhood.

Field Story | Myers Park | 28209

Hermitage Road: The Soft Spot Three Contractors Said Wasn’t Their Problem

A homeowner on Hermitage Road had been watching a soft spot develop in the upstairs hallway floor for months. The floor refinisher she called first declined — subfloor work was outside their scope. A second contractor pressed the floor with his foot and quoted a full flooring replacement without pulling a single board. She reached us before she accepted that quote.

We pulled back access and found roughly twelve square feet of subfloor that had delaminated from a prior HVAC condensate leak — a leak that had been addressed at the surface years earlier but never properly dried at the subfloor level. The original old-growth red oak above it was structurally sound. The floor did not need replacement. The subfloor did.

We replaced the damaged subfloor section, reinstalled the original boards, and refinished the run to blend. One visit. One invoice. The floor is solid. The original wood is still there.

How This Job Resolved

Root cause found at the subfloor — not the surface.

No full flooring replacement needed. Original old-growth hardwood preserved. Subfloor replaced, boards reinstalled and refinished. One invoice, no callbacks.

“The floors in a 1930s Myers Park home cannot be bought back. The only right answer is finding why they failed.”

Questions About Home Repair in Myers Park

The questions Myers Park homeowners ask most often before getting started.

Yes. We have worked up and down Queens Road, Hermitage Road, Roswell Avenue, and throughout 28209 since 2021. Our team understands the housing stock — plaster over lath, old-growth heart pine and red oak floors, solid brick, original wood windows with divided lights. We do not default to modern replacement materials when historic repair is the correct call.

Yes. We match plaster profiles and patching compounds to the existing historic wall rather than defaulting to a drywall insert that will never hold paint or texture the same way. For old-growth hardwood floors — heart pine and red oak common in pre-war Myers Park homes — we diagnose and repair the subfloor cause first, then reinstate and refinish the original boards to blend. Preserving original materials is our default position in this neighborhood. Replacement is a last resort, not a first recommendation.

Based on the work we’ve done in Myers Park: exterior wood rot at fascia, soffit, and porch columns accelerated by the mature oak canopy holding moisture against wood surfaces; gutter failures from heavy leaf and acorn load causing overflow and fascia damage; plaster cracking at ceilings and walls from settlement and seasonal humidity cycling; old-growth hardwood soft spots from historic leaks addressed at the surface but never at the subfloor; and original wood windows with failed glazing compound. None of these are serious when caught early. All of them compound when they are not.

Yes. We handle fixture-level plumbing and electrical directly — faucet and fixture replacement, ceiling fan and light fixture installs, outlet and switch work, and comparable scope. For permitted work such as panel upgrades, supply line repairs, or full circuit runs, we coordinate licensed subcontractors from our vetted trade network. One call. We manage the coordination. One invoice when the work is done.

We serve Myers Park, Myers Park, Dilworth, Eastover, SouthPark, Foxcroft, Cotswold, Quail Hollow, Carmel, Montibello, Olde Providence, Providence Plantation, Ballantyne, Cameron Wood, The Cloisters, Providence Park, Sherwood Forest, and Stonehaven.
